Pre-Tenancy Fees
Holding Deposit - £500
The holding deposit paid upon securing a property will be deducted from your first month’s rent. This is a non-refundable deposit, should a prospective tenant fail referencing due to poor credit ie: bankruptcy, CCJs etc or, if the tenant decides to pull out of the agreement before any contracts are signed the deposit will not be refunded.
If a tenant fails the referencing due to lack of income there are two alternatives:
If the tenant decides to pay a larger deposit, the size of that deposit is at the landlord’s discretion, it will be dependent upon the rental limit supplied to the landlord by the referencing company.
Referencing Fee - £50 per person
The referencing fee is non-refundable and is simply there to cover costs, this fee would also include any guarantor references that maybe needed.
Early Termination Fee
An early termination fee of £500 is payable should the landlord agree for the tenant to end their tenancy early. The decision is at the complete discretion of the landlord and they can decide to deny any request to terminate the contract early.It should be noted that, if the landlord consents to an early termination, the tenant will be liable for all rent and utility payments up to the date of a replacement tenant moving into the property.

The following procedure will be actioned when a tenant from a joint tenancy wishes to give notice.

Check-out inventory fee to be paid by the OUTGOING tenants at the end of the tenancy, the fee will be deducted from your deposit
End of Tenancy
The landlord reserves the right to provide tenant contact information to utility companies in the event that the tenant vacates the property without paying final bills.
Contact Details
The landlord requires up to date contact details from the tenant, current mobile and email addresses at all times. Any changes of details MUST be forwarded to the landlord for emergency and contact purposes. Failing to forward any new details and leaving Greyhound Properties Limited or its agents without means of contact is in breach of the tenancy agreement. If landlord is unable to contact the tenant for 48 hours the landlord reserves the right to enter the building to carry out any maintenance works.
